Katrina Carriage Cottage
The Katrina Carriage Cottage is simply any of the Katrina Cottages that are raised up a full level (like in the icon above) to create parking spaces below. Carriage Cottages are necessary where the Base Flood Elevation (BFE) is high, but can be used anywhere that space is at a premium.
An elevated Katrina Cottage can only become a Katrina Carriage Cottage if the perimeter of the cottage at the first level is enclosed; it's not good enough to just put it up on stilts. As a matter of fact, sitting a Tiny Cottage or Kernel Cottage one story in the air on stilts could look quite silly. If used in a Velocity Zone (V-Zone,) make sure that the walls qualify as break-away by FEMA standards. In any case, the first level walls should be built of materials strikingly different from the main house walls so that the lower level obviously looks like the foundation of the cottage. ![]() The cottage pictured here is OK, but it would look much better if it had proper carriage house doors. The doors pictured below are three options, all of which look like hinged carriage house doors, but some of which (the two on the left) are actually conventional sectional doors. ![]() ![]() ![]() Real hinged carriage doors are far better, and can actually be built on-site for surprisingly little money by an unusually handy homeowner or a good carpenter. The biggest cost is the electric door opener since not many are made for hinged doors, but some people will still get out and manually open the door in exchange for a door that is beautiful rather than ordinary. A 9' double hinged door is made of two 54" doors, which aren't enormously larger than a typical 36" front door. Indeed, some older houses have 48" to 54" doors anyway, so opening a double carriage door by hand isn't that difficult; you might want to consider it. Katrina Turning Cottage
Most Katrina Cottages are designed to be placed with the narrow end to the street since most traditional neighborhood lots are slender and deep rather than wide and shallow, like postwar suburban lots. But sometimes, a cottage needs to be placed in either direction. A Katrina Turning Cottage is any Katrina Cottage designed where the front porch can be placed on either the short side or the long side of the cottage.
